The Greece Golden Visa is a residency-by-investment program that allows non-EU citizens to obtain Greek residency by investing in real estate in Greece. Eligibility Criteria for Greece Golden Visa Program
In order to qualify for a Golden Visa in Greece, you must meet the following requirements:
- • Be a non-EU/EEA country citizen
- • Be at least 14 years of age
- • Have medical insurance for yourself and your family
- • purchase a property over 250,000 euros
As of 2021, you no longer need to visit Greece in person in order to start your application.
NEW LAW starting with 1st September 2024
1) property value minimum 800,000 EUR: This is a real estate investment in the areas of Attica, Thessaloniki, Mykonos, Santorini, and the islands, which have a population of more than 3,100.
2) property value minimum 400,000 EUR: This tier covers all other regions of Greece and establishes a more attainable entry point of 400,000 EUR. The main goal here is to encourage investment
in a wider range of areas. So eventually, this could broaden the program’s economic advantages.The requirement for both tiers: Investment is to be made in a single property of at least 120 square meters.
3) property value minimum 250,000 EUR: Properties undergoing conversion from commercial to residential purposes, or those involved in the restoration of listed buildings.
